| Residential Component | Nearly 70 percent of new planned development, made up of residences of 1,400+ to 4,000+ square feet. Regulations allow up to 104 residences, but Gables Waterway is planned for a maximum of 95 condominiums. |
| Commercial | Approximately 89,000 square feet of Class A office space in four-to-five story buildings concentrated along Dixie Highway, with minimal retail on ground floor to serve tenants’ needs |
| Parking | All parking will be self-contained on-site, with 518 spaces, most of them out of sight. |
| Heights | Residential component will be 2-4 stories, with single 5-story building next to the commercial portion. Commercial will be 4-5 stories, fronting along S. Dixie Highway. |
| Setbacks | Uniform street and canal setbacks as designated under the city codes. As an additional transitional space to our immediate neighbors, setbacks are increased to 20 feet to the amenity building on Caballero and more than 50 feet to the nearest two-story building on S. Alhambra. The nearest three-story condominiums are set back 100 feet, which provides more privacy for our neighbors. |
| Boat Slips | No changes are planned for the number of boat slips or the size of boats. We plan for 25 spaces to be sold exclusively to Gables Waterway condominium owners. |
| Manatees | We are very protective of manatees in our plan and propose no changes in or adjacent to the canal. A manatee viewing station will be installed at the head of the canal for all residents and all neighbors to enjoy; Gables Waterway has so far “adopted” 15 manatees. |
| Total Traffic | Traffic study shows negligible change in total traffic. The commercial traffic will mostly now be directed towards US-1. |
